“Extract from the construction possibility regulations”

Minimum land area for building: 800 m2. For a building of 80 -
100 m2, the number of levels is limited to two, including the ground floor. The attic is habitable and counts as one floor. The height at the ridge is limited to 6.50 m (see art. 53).

For buildings with a floor area of more than 100 m2, the number of floors is limited to 1 on the ground floor plus habitable attic space. The height at the ridge is limited to 8.50 m (see art. 53).

Art. 53 Height measurements. The height to the cornice or ridge is measured on the highest facade. It is calculated in relation to the average altitude of the natural or excavated land at the right of this facade.

The distance to the boundaries is 6 m. It is doubled on the same plot.
The floor area cannot exceed 1/8 for individual villas, which means that the maximum buildable area on the plot is: 179.35 m2. The current built area with the garage is CHF 135 m2. There is approximately 44 m2 left available.
