THE RESIDENCE
Residenza La Foresta is located in Bissone, at the top of Via San Nicolao, in a privileged position with an exceptional view of Lake Lugano.
One of the main features of the project is its insertion and integration into the natural mountainous environment that surrounds it: the construction follows the natural slope of the land, organizing all the apartments towards the back in relation to those below, and exploiting the roofs to create large terraces and roof gardens.
The façades are characterised by the balanced contrast between the travertine, whose natural streaks enhance the horizontality of the protruding floors, and the bronze-coloured metal, which emphasises the vertical strip elements, the window and door frames and the large planters that break up and blur the course of the elevations, interspersing the rigour of the construction with the variety of the planting.
The residential complex is entirely oriented on an East-West axis, which allows for soft light in the morning and more intense light from lunchtime. It consists of 10 residential units, two penthouses on two levels of 5.5 meters, four apartments on levels of 4.5 meters, two levels of 3.5 meters and two levels of 2.5 meters. It is arranged on five levels above ground, the ground floor of which is a parking lot of 24 spaces with 10 private cellars and service rooms.
The design strategy to ensure the best possible lighting for all the individual homes is simple and effective: the apartments are arranged in an "L" shape, allowing all the main rooms of the homes to have direct access to the generous terraces and to enjoy the view that surrounds them.
The morphology of the building has been studied so that the juxtaposition of the different units can guarantee everyone the privacy best suited to fully enjoy the outdoor spaces: the staggered arrangement of the apartments and the horizontal separation by means of large flower boxes make it possible to avoid vis-à-vis while preserving the "green" identity of the whole.
DUPLEX PENTHOUSES
The two penthouses, arranged on two levels, on the 3rd and 4th floors, are the emblems of this building: arranged in a mirror image of each other, they can enjoy the best view of the lake thanks also to the quality of the outdoor spaces allocated to them.
The penthouses have large terraces, both on the 3rd floor, where they are reserved for the exclusive use of family members since they are available to the bedrooms, and on the 4th floor, where the representative terraces end with infinity pools that are also part of the outdoor seating areas.
The terraces on the 4th floor are also protected by several meters of overhanging roof, to ensure their use even during the less sunny months. There is also, in the continuity of the living space, an outdoor kitchen area located above the living room.
All apartments are characterized by entrances to service areas such as the cloakroom and the guest bathroom. Continuing, one enters the large open living area, with the kitchen, TV and dining area in sequence, until one encounters the large full-height windows with lake views, which directly overlook the terraces and gardens of the property.
The living spaces are extremely convivial places, specially designed to accommodate the greatest number of people by bringing them together in front of a film, allowing them to enjoy the kitchen with its large peninsula or the best view during meals.
